            A search of the public record includes researching the County Recorder's Office for at least the past 45 years (required for "marketable title"), which includes all filed Warranty Deeds, Quit Claim Deeds, Easements, Restrictions and Homes Association Documents, Utility Easements, Building Lines, Right of Way Deeds, Foreclosures, Deeds of Trust (loans), State & Federal Tax Liens, and Uniform Commercial Code documents, Circuit and Probate Court records, all of which can affect your ownership. An examination of the documents is performed for legality and insurability, and then the typing, faxing and mailing of the commitment.


            The ​closing of the transaction not only covers the summary of the documents you will sign but includes, the gathering of the information (requiring numerous phone calls); such as, if you have a lender, we need their fees for the preparation of the Settlement Statement, we check to make sure all homes association dues, taxes and special assessments are paid. We collect information regarding bills that you may have wanted paid such as, building inspections, pest inspections and/or treatment, surveys, commissions to real estate agents and more. We then prepare a Settlement Statement based on this information and according to contract. We account for all money coming in regarding the file starting with the earnest money. We disburse all money to the appropriate parties as set forth on the Settlement Statement and provide copies to both the buyer and seller, and overnight loan documents to the lender, if applicable. 


            After the closing of the transaction we track the file to make sure the necessary documents are filed of record (releases of prior loans, payment of delinquent taxes, release of judgments, and any other documents needed to meet requirements that may have been revealed by a proper Title Search of the property).
